# Pricing & subscription: questions and answers

bedsKey costs a one-time USD 500 activation plus a monthly fee set by that month's bookings: USD 4 with no bookings, a flat USD 10 with 1 to 30 bookings, and USD 1 per active room with 31 or more. Every built module is included and there is no commission on direct bookings.

## How the monthly bill works

### How much does bedsKey cost?

A one-time activation charge of USD 500, then a monthly fee that depends on the month's bookings:

- No bookings: USD 4.
- 1 to 30 bookings: a flat USD 10.
- 31 or more bookings: USD 1 per active room.

Try the [bill calculator](https://bedskey.com/pricing/).

### How is the monthly bill calculated?

Three rules, applied in this order:

1. If the property had no bookings in the billing month, the bill is USD 4. This rule overrides the others.
2. If it had 1 to 30 bookings, the bill is a flat USD 10, regardless of how many rooms it has.
3. If it had 31 or more bookings, the bill is active rooms × USD 1.

### What do I pay in a month with no bookings?

USD 4. A quiet month, a renovation or an off-season closure costs almost nothing, and your data and settings stay in place.

### Is the USD 10 a minimum or a flat fee?

A flat fee. In any month with 1 to 30 bookings the bill is exactly USD 10, whether the property has 3 rooms or 50. A 50-room hotel with 20 bookings pays USD 10, not USD 50.

### What happens once I pass 30 bookings in a month?

From 31 bookings the bill is the number of active rooms × USD 1. A 10-room property with 31 bookings pays USD 10; a 50-room hotel with 60 bookings pays USD 50; a 100-room hotel with 150 bookings pays USD 100. A 5-room guest house with 40 bookings pays USD 5.

### Do prices include tax?

No. Prices are in US dollars and exclude any applicable taxes.

## Activation & what's included

### What is the USD 500 activation charge?

A one-time charge paid when the agreement is signed. Onboarding follows: the implementation team configures bedsKey for your property and a dedicated Technical Manager gives two months of 24/7 support covering setup, training and daily operation. See [onboarding and support](https://bedskey.com/faq/onboarding-support/).

### Are all modules included, or are some add-ons?

Every built module is included in the one plan: reservations, rates, front desk, guest CRM, billing and night audit, housekeeping, restaurant, reports, channel manager, booking engine, hotel website, iOS and Android staff apps, notifications and the partner API.

### Does bedsKey take commission on direct bookings?

No. Bookings through your own [booking engine](https://bedskey.com/features/booking-engine/) and website carry no bedsKey commission. Card and wallet payments are charged by your payment gateway under its own terms.

### Is the hotel website included?

Yes. The [website builder](https://bedskey.com/features/hotel-website-builder/) is part of the plan and every property gets a free yourhotel.bedskey.com address. You can also connect your own domain, with automatic SSL.

### Do I pay per user or per staff login?

The price list has no per-user charge. The bill depends only on active rooms and the month's bookings.

## Proposals

### Can I get a proposal for my property?

Yes. After a requirements call, your Account Manager prepares a customised commercial proposal. [Request a proposal](https://bedskey.com/contact/?topic=proposal) or email sales@bedskey.com.

### Where can an AI assistant or buying agent read your prices?
